Reality IMT provided high-definition 3D laser scanning and architectural as-built documentation for a vacant office building at 10555 Richmond Avenue in Houston, Texas. The project covered approximately 50,000 square feet and included field scanning, post-processing, and Revit/PDF as-built deliverables.

The scope included floor plan documentation, reflected ceiling plan features, visible structural/framing information, and selected electrical plan items. Reality IMT documented doors, windows, demising walls, exposed columns, shafts, stairwells, plumbing fixtures, ceiling support beams, vents, electrical devices, panels, light fixtures, and visible ceiling/roof framing.

Client Need

Project Challenge

GSA Architects working with TXDOT needed reliable existing-condition documentation to support architectural planning, renovation design, or tenant improvement work for the vacant office building. Since the requested scope included floor plans, reflected ceiling plans, wall documentation, and structural/ceiling/roof framing information, the client needed a dependable base model before beginning design work.

The goal was to replace incomplete, outdated, or unavailable drawings with a current Revit and PDF as-built package that the design team could use for planning and coordination.

Access / Coordination

The building had no power and ceiling tiles needed to be removed to uncover the plenum space elements required for as-built documentation.

Technical Documentation

The project required documentation of floor plans, reflected ceiling plans, visible structural/framing, and selected electrical items across a 4-story, 50,000 SF office building.

Schedule / Business Constraint

Reality IMT coordinated with the contractor — Harvey Builders — to ensure enough access was given to document the ceiling at every level of this 4-story building.

High-Definition Capture and Design-Ready Deliverables

Reality IMT structured the work to capture the full building using high-definition 3D laser scanning and convert the data into a Revit 2019 as-built model within three weeks of PO or signed agreement.

Planning & Scope Alignment

Reality IMT coordinated with Harvey Builders to plan ceiling tile removal and access at every level of the 4-story building, ensuring all plenum space elements could be documented.

Field Capture

High-definition 3D laser scanning captured the full 50,000 SF building, including floor plan elements, reflected ceiling plan features, visible structural/framing, and selected electrical items.

Processing & QA/QC

The collected laser scan measurements were processed before modeling, with QA/QC performed to verify accurate geometry for all documented features.

Deliverable Production

A Revit 2019 as-built model was developed from the point cloud, with PDF drawing sheets covering floor plans, reflected ceiling plans, walls, structural elements, and electrical features.
