Project Summary

Reality IMT was hired by The Town of Amherst, Massachusetts to provide professional laser measuring, 3D scanning, Revit modeling, and CAD as-built documentation services for a portfolio of municipal buildings. The project included 10 buildings: Town Hall, Amherst Police Department, Munson Library, AFD North Station, Waste Water Treatment facility, Atkins Water Treatment facility, North Amherst School, Amherst Childcare, Wildwood Elementary School, and Amherst Regional Middle School (limited Recreation Department/vacant area only).

Many of the buildings were older, with construction dates ranging from 1889 to 1993, which meant that existing drawings were either outdated, incomplete, inconsistent, or not available in a format that could support modern planning and design workflows. By commissioning 3D scanning, Revit modeling, and CAD drawings, the Town established a current baseline for capital planning, future renovations, maintenance planning, facility upgrades, and long-term asset management.

Project Challenge

The Town of Amherst was trying to create a reliable digital record of existing conditions across multiple municipal buildings. Their Facilities Department needed accurate building documentation that could be used for capital planning, future renovations, maintenance planning, facility upgrades, and long-term asset management.

Access / Coordination

Multiple occupied buildings required special access coordination, especially the Police Department and City Hall where sensitive information was housed.

Technical Documentation

The portfolio spanned multiple building types — municipal, educational, utility, and public safety — each with unique documentation requirements and varying field conditions.

Schedule / Business Constraint

The project required coordinated fieldwork across 10 buildings while maintaining daily operations, with limited access windows for sensitive facilities.

Coordinated Multisite Capture and Parallel Production

Reality IMT structured the work so that field capture, processing, QA/QC, and deliverable production could proceed in parallel rather than sequentially.

Planning & Scope Alignment

A property-by-property schedule identified access needs, field activities, and expected durations across the 10-building municipal portfolio.

Field Capture

Multiple scanning teams collected existing-condition information across the portfolio, working around occupied spaces and coordinating with facility managers for sensitive locations.

Processing & QA/QC

Field data was transferred daily so registration and review could begin before fieldwork ended, with QA/QC performed to identify discrepancies between historical records and actual field conditions.

Deliverable Production

Standardized digital files were delivered for each building, including Revit models, CAD drawings, and 360 walkthroughs that the Town could use for future design, renovation, capital planning, and operations.

Revit Model

3D Revit models for each of the 10 municipal buildings, created from registered point cloud data.

CAD Drawings

AutoCAD DWG files for each building, including site plans, floor plans, reflected ceiling plans, roof plans, exterior elevations, sections, mechanical, plumbing, electrical, and HVAC plans.

PDF Drawing Sheets

Sheet-based PDF deliverables organized by building and discipline for easy reference and distribution.

Point Cloud

Registered 3D laser scan point cloud data delivered in Autodesk ReCap .rcs or .rcp format for each building.

360 Walkthrough

360-degree panoramic imagery hosted for one year, tied to floor plans for virtual facility review and remote stakeholder access.

Digital Facility Records

A standardized digital archive that the Town’s Facilities Department can use for capital planning, maintenance, and long-term asset management.

A Coordinated Digital Record Delivered for Municipal Asset Management

The completed documentation enabled the Town of Amherst to establish a reliable digital record of existing conditions across its entire municipal building portfolio.
